Block & Company, Inc., Realtors Sells Chipotle and Shell Station in Merriam, KS as a New Mixed-Use Development Comes Together

Block & Company, Inc., Realtors, headquartered in Kansas City, Missouri, is pleased to announce the sale of the Chipotle restaurant and Shell Convenience Store located on the northeast quadrant of Interstate 35 & Shawnee Mission Parkway in Merriam, Kansas. The two buildings were both managed and sold by a Block & Company headed investment group to a buyer affiliated with Drake Development, to be a part of a larger redevelopment project on the north side of Shawnee Mission Parkway, similar to the development across the street, Merriam Grand Station & Marketplace.

The proposed redevelopment area is located near Ikea, Hobby Lobby, Baron BMW, Baron MINI, Freddy's Frozen Custard & Steakburgers, Merriam Community Center, and much more.

Block & Company's David M. Block successfully represented the seller in both transactions.

Merriam Grand Station & Marketplace, the new development on the southeast quadrant of Interstate 35 & Shawnee Mission Parkway, was initially acquired by Block & Company. The property was sold to Drake Development in October 2022. Block & Company, Inc., Realtors still retains the management and leasing of the lots in front of the development, which include Freddy's Frozen Custard and Krispy Kreme.



A Block & Company, Inc. headed investment group acquired the former Taco Bell, located at 8800 Shawnee Mission Parkway in 2015, and in 2021 oversaw the construction and redevelopment of the approximately 1,975 square-foot building into a build-to-suit for Chipotle.

In 2007, a Block & Company, Inc. headed investment group acquired the Shell Station at 8820 W. 63rd Street, as part of a 24-location gas station portfolio. The portfolio consisted of 11 locations in Johnson County, six in Clay County, four in Jackson County, two in Cass County, and one in Platte County. The portfolio now consists of four remaining c-store locations, which are still under the management of Block & Company.

In addition to the sale of the Chipotle and the Shell Station, Block & Company's David M. Block also successfully sold a 12-acre land site located at 291 Highway & Sunset Drive in Independence, Missouri, to the same buyer affiliated with Drake Development. The development plan of this project is yet to be determined.
